Advisory Notice of Adjustment (ANA)
An Advisory Notice of Adjustment (ANA) is issued when there has been a change, as the result of an Assessment Review Board decision, to either the starting Current Value Assessment (CVA) or the destination CVA during the year that affects the phased-in assessments, and there is no other method to report the revised phase-in values. MPAC also issues ANAs when there is an arithmetical error made in the calculation of phased- in assessments. For owners, ANAs are notification only since it is based on a decision already made and therefore is not subject to appeal. The ANA extract occurs monthly and is the authority for municipalities to update their tax roll for billing purposes.
